The problem

Most maintenance companies treat multifamily as overflow work

They quote by the job, schedule around residential customers, and disappear when a turnover needs finishing on a Friday. Meanwhile you are holding relationships with a handyman, an HVAC company, a roofer, an electrician and a plumber, and chasing all five.

We work the other way round. Multifamily and commercial properties are the centre of the business, and the trades you would otherwise be scheduling yourself run through our licensed partners under our coordination. You get one number, one schedule and one invoice.

Make-ready repairs, punch list completion and the between-tenant refresh, scheduled around your leasing calendar rather than ours.

Tenant work orders

The steady stream of small repairs that eat your team’s week. Sent to us, reviewed, scheduled and closed out.

Preventive maintenance

Scheduled checks so the recurring failures stop being emergencies and start being appointments.

Coordinated trades

HVAC, roofing, electrical and plumbing arranged through our licensed trade partners, scoped and supervised by us.

Community plan

Apartment communities up to 20 units

$1,000 per month

  • Two scheduled maintenance days at your property every month
  • Up to eight work orders a month, handled across those days
  • Three months without a call earns one bonus service call
  • One point of contact for the whole community
  • No service call fees, and 15% off our labor beyond the plan
  • Priority response between scheduled days when something cannot wait

Larger communities are quoted individually. Prices exclude New Mexico gross receipts tax.

Larger communities and portfolios

Over 20 units, several buildings, or a portfolio spread across the state? Those are quoted individually. We will look at your turnover volume, your common areas and the work currently going out to separate contractors, then put one plan against all of it with a response time you can hold us to.
